Which fans sit on a body corporate quote
The fans we quote are the ones the body corporate already pays to maintain: lobby and foyer fans, corridor and stairwell fans, the fans over a shared BBQ area or pool deck, undercover carpark fans, and the exhaust fans in shared laundries and common toilets.
Fans inside individual lots belong to the lot owner. We are happy to clean those as well, but they get quoted and invoiced separately so nothing crosses the common-property line and turns into an item at the next meeting.

Who pays for common-area fan cleaning, the body corporate or the lot owners?
Common property is the body corporate's, so lobby, corridor, stairwell, carpark and shared-facility fans go on the building's quote. Fans inside a lot are the owner's. We keep the two completely separate: if lot owners want their own fans done we quote and invoice them individually, so nothing lands on the building's account that the committee did not approve.
Can we get a written quote to take to a committee meeting?

Do you need access to individual apartments?

Are you insured, and can we have the certificate for our records?
Yes, fully insured, with the certificate available on request for your compliance records. That matters more in strata than anywhere else: you can show owners and the committee the cover before we set foot on site. We do cleaning only, no electrical or repair work.
How often should common-area fans be cleaned?
Quarterly to six-monthly suits most Darwin buildings, and open-corridor buildings sit at the shorter end because those fans are effectively outdoors. We will recommend a cycle at the quote based on how fast your fans are actually building up, not a standard interval.
Do you clean the fans in shared laundries and common toilets?
