A routine inspection and an end-of-lease clean are two different jobs

A routine inspection happens while you are still living there. Nobody is expecting the place to be spotless. They are looking at whether it is being looked after, and a ridge of grey dust along every fan blade is one of the easiest things to see in a Darwin home, because the fans are running when they walk in.

The end of lease is the other one, and it carries more weight because your bond is attached to it. A fan clean helps with both, for different reasons. Presentation now. A dated photo record later.

Does a bond clean include ceiling fans?

Sometimes. Not always the whole fan. Bond clean scopes differ between companies, and fans are one of the items where the wording tends to be loose: a quote can say "light fittings and fans" and mean a wipe of whatever is reachable from a two-step ladder.

The part most likely to be left is the top of the blade. Plenty of Top End homes run high ceilings, raked ceilings and fans over a stairwell, and doing those properly needs gear a general cleaner may not have in the van on the day. The top of a blade is also the part nobody can see from the floor, right up until somebody switches the fan on.

So ask your cleaner one question before they start, and get the answer in writing: are the tops of the fan blades included, at every ceiling height in the place? If the answer is a clear yes, you do not need us. If it is vague, that is the line item that gets pulled up at the final inspection.

Book us before the bond clean, not instead of it. The fans come off the list, and your cleaner spends their time on the oven and the walls.

If the fans are the only thing that got flagged, or the only thing you already know will get flagged, there is no reason to pay for the whole house to be cleaned again.

That is worth more to a tenant than to anyone else, because you are the one who has to remember. A dated photo of a clean fan is easier to produce at the end of a tenancy than a recollection of one.

The bathroom exhaust fan is on the same list

A bathroom exhaust fan matted with lint is one of the more visible things in a rental bathroom, and unlike a tired benchtop it reads as neglect rather than age. It is a standard inspection item for the same reason.

What this clean does not cover

  • Cleaning only. No motors, no wiring, no balancing, no repairs. If a fan in your rental wobbles, ticks or cuts out, that is a report to your agent and a job for an electrician. We will tell you what we saw so you can pass it on.
  • We clean fans. We are not a bond cleaner, so no ovens, carpets, walls or windows.
  • Exhaust fans: the cover, the fan and the housing. Not the duct run above the ceiling, and no filter degreasing.
  • Fans that cannot be reached safely from a ladder get left, and you will know before we invoice, not after.

Does a bond clean include ceiling fans?

It depends on the scope you are quoted, so ask before you book. Some bond clean quotes list fans and light fittings and some do not, and even where fans are listed, the tops of the blades are the part most likely to be missed, particularly on high or raked ceilings. Get the answer in writing. If fans are covered at every ceiling height in the place, you do not need us. If they are not, a fan-only visit beforehand costs less than sorting it out after the final inspection.

Is cleaning the ceiling fans my job or the landlord's?

That depends on your tenancy agreement and on the condition the fans were in when you moved in, so it is a question for your agent or for NT Consumer Affairs rather than for us. The practical side we can answer: the clean is fixed price and takes under an hour, which is often less than the time and the friction of settling whose job it was.

My inspection is next week. Can you get there in time?

Usually. A standard home is under an hour, so it slots in without much notice. Call 0481 608 500 with your inspection date and we will tell you straight away whether we can make it, rather than taking the booking and hoping.

Do I need to be home?

Someone needs to let us in and the fans need to be off at the wall. After that you can get on with your day. Drop cloths go under every fan and all the dust leaves with us, so there is nothing to tidy up behind us.

I am at the end of my lease, not a routine inspection. Is it the same job?

Same job, same price. Only the timing changes. For a routine inspection, book whenever suits you before the date. For an end of lease, book the fans before your bond cleaner comes through, so they are not working around our ladder and you are not paying twice for the same rooms.

Does the price change if the ceilings are high?

There is a $30 access charge for fans that need more than a standard ladder, and you hear about it before we start rather than seeing it on the invoice. Raked ceilings and fans over a stairwell are the usual ones. If a fan cannot be reached safely we leave it, and it does not go on the bill.

Can I get the photos on the day?

Yes. Every fan is photographed before and after, and you get the set. They are dated, which is the point of having them.
