Aged Care Fan Cleaning in Darwin, Timed Around the Residents

Aged care fan cleaning in Darwin covers the villas and the shared rooms on one scheduled visit, quoted together, and worked around the people living there rather than around us.

We clean fans and nothing else in the room. No motors, no wiring, no repairs, and we do not move residents' furniture or belongings. Anything we cannot reach without shifting someone's things gets flagged for you rather than moved.

The villas and the shared rooms go on one quote

A village is really two jobs, and nobody wants to arrange them twice. There are the fans inside the individual villas and units, and there are the fans in the rooms everybody shares: the dining room, the lounge, the activity room, the corridors between them, the shared laundry and the common bathrooms.

We quote both together and do them in the same scheduled visit. One price, one run through the site, one set of photos. The units and the common areas are itemised separately on the quote so you can see where the money sits, but you are not booking two jobs or chasing two invoices.

Send through your site plan or your unit list with a rough fan count and we will come back with what a full pass of the site looks like, units and common areas priced separately on the one quote.

A fan that runs all day, in a room that is never empty

A family home empties at eight in the morning and the fans go off with it. A villa and a day room do not. In aged care the fans run for most of the Darwin year and the rooms underneath them are occupied right through the day, so those blades collect far more running hours than the same fan in a house.

It shows up two ways. The top edge of the blade carries a grey line that is visible from a chair directly under it, which is exactly where your residents are sitting. And the fan moves noticeably less air than it did, which the person in that room notices well before anyone on staff walking past does.

So the sensible interval for an aged care site is shorter than the one you would set for an office that sits empty every night and all weekend.

Working around residents, not through them

The constraints in an aged care home are not the ones on a commercial site. A ladder cannot be left standing in a corridor or a doorway where someone is coming through with a walker or a wheelchair. Rooms need handing back quickly rather than held for an afternoon. And fan cleaning needs to stay quiet, because in a building like yours somebody is resting at any hour of the day.

So we work room by room to your schedule instead of our own. Tell us when the dining room clears, when the activity room is in use, and when the residents in a wing are usually out of their units, and the visit gets built around that.

In practice it means one room open at a time. Drop sheets go down under the fan, the ladder comes out of the room with us when that fan is done, and all the dust leaves the site with us rather than being swept into a corner. Staff get the room back in minutes, not hours.

A photo of every fan, for the maintenance file

Every fan gets a before-and-after photo. You get the full set at the end of the visit alongside the fixed price you approved, so it goes into the maintenance file as a dated record of when the work was done and what condition each fan was left in.

On a site with a hundred fans spread across units and common areas, that is the difference between a line on an invoice and something you can actually point at when someone asks when the fans in Block C were last done.

Scope

What we do not do in an aged care home

  • Cleaning only. No motors, no wiring, no balancing, no repairs. If a fan in a unit or a common area has an electrical fault we tell you what we saw and it goes to an electrician.
  • No ducted air conditioning, no ductwork, no plant rooms. Fans only, ceiling and exhaust.
  • We do not move residents' furniture, belongings or mobility equipment, and we have no reason to go near nurse call systems, medical equipment or anything to do with personal care. If a fan cannot be reached without shifting someone's things, we leave it and flag it so your staff can arrange access.
  • High-mounted fans over a dining room or lounge cannot be cleaned while residents are seated underneath, so those get timed to when the room clears rather than reached around them. If one still cannot be reached safely once the room is empty, it comes off the quote before you approve the price.
Pricing

On-site quote, fixed before we start

Commercial fan cleaning is quoted from a $350 minimum. We start with a short on-site visit to check fan count, mounting height and access, then give you one fixed price before work starts.

How a commercial quote works
  1. Tell us the site

Your business type and roughly how many ceiling, wall and exhaust fans need cleaning.

  2. We take a quick look

A short on-site visit to check fan count, height and access, outside business hours where it suits.

  3. Fixed price, then we clean

You get one fixed price before we start. No call-out fees, no per-fan surprises.

Before and after

See the difference

What a proper clean takes off a set of blades. You get photos of your own fans after every job.

After White ceiling fan in a living room, after cleaning

You get before-and-after photos of your own fans after every job.

Our re-clean promise

If any fan isn't visibly cleaner and moving air better after we've been, we re-clean it on the spot. Still not happy? That fan's free. (On top of your normal consumer rights.)

Questions

Aged care fan cleaning in Darwin, answered

Can you clean while residents are in the building?

Yes, and that is the normal way this runs, because a village is never empty. We work one room at a time to your schedule rather than opening up a whole wing, and a single fan takes minutes, so rooms get handed back quickly rather than tied up for the afternoon. Tell us which rooms need to stay clear longest and we schedule those last.

Do the individual units and the common areas go on the same quote?

Yes. That is the main reason this page exists. One on-site walk-through covers the villas and units as well as the dining room, lounge, activity room, corridors, shared laundry and common bathrooms, and it all comes back as one fixed price with the two itemised separately. If your village is strata titled and the common property sits with a body corporate rather than the operator, see strata fan cleaning for how we split and invoice that.

What do we get for the maintenance file?

A before-and-after photo of every fan on the site, dated, plus the fixed price you approved and a written scope naming the areas covered. It is a maintenance record, which is what we sell it as. We do not make any claim about what it does or does not satisfy for your own reporting obligations, because that is your governance to run, not ours.

What do your techs need for our induction and screening requirements?

Tell us what your organisation requires when you enquire and we will confirm in writing what our team holds, and what it does not, before anyone is scheduled on site. We would rather settle that at the quote than have it come up at reception on the morning. What we can state now: we are fully insured with the certificate available on request, and we do cleaning only, so nobody from our team has any reason to be involved in personal care or handling anything other than the fan.

How often do fans in a village need cleaning?

Shared rooms sit at the shorter end of quarterly to six-monthly because those fans run all day. Individual villas and units can usually go longer, and we will confirm the split for your site at the quote.

How is it priced, and are you insured?

Aged care and retirement village work is quoted on site from a $350 minimum, because a twenty-unit village is a different job to a single building with one day room. The price you approve at the quote is the price invoiced. Yes, fully insured, with the certificate available on request, and we are insured rather than a licensed trade, cleaning only.
